The Maurepas–Gayeulles project in Rennes is part of an architectural and landscape approach that respects its natural and urban environment.
Located at the edge of the Gayeulles Park, it seeks to recreate connections between the built environment, nature, and residents, promoting simplicity, sustainability, and quality of life.
Architectural and Landscape Project
The project fits seamlessly into the site’s topography, seeking to accompany the natural contours rather than impose itself upon them. The volumes, defined by clean, faceted lines, engage in dialogue with their immediate surroundings and blend into the existing landscape. The architectural language—contemporary yet restrained—stands out through the simplicity of its forms and the quality of its materials.
The façades combine tinted concrete, Bio’Bric brick, and natural wood, evoking the mineral and vegetal textures of the region. Green roofs and timber loggias extend this relationship with the landscape and contribute to the project’s overall coherence. Discreet and harmonious, the architecture aims to provide a welcoming setting for residents while preserving the legibility of the site
An Inhabited Landscape
The project places nature at the heart of the urban composition. It enhances biodiversity by extending the green corridor of the neighboring park and increasing soil permeability. Open spaces are conceived as living environments: hedgerows, flowering meadows, planted swales, and shared gardens create a diverse and evolving landscape.
A gentle approach to rainwater management—based on infiltration and slowing runoff—supports the return of nature to the city. The development prioritizes local species and the creation of habitats for wildlife—nesting boxes, green roofs, and low-impact nighttime lighting—transforming the entire site into a peaceful urban ecosystem.
Simple, Light-Filled Housing
The homes are designed to offer natural comfort and a close relationship with the landscape. Cross-ventilated and well oriented, they benefit from natural ventilation and optimal sunlight. Through-passages, loggias, and balconies create smooth transitions between interior and exterior, encouraging social interaction and enhancing everyday use.
Minimized circulation areas reinforce the feeling of privacy, while the removal of surface parking frees up generous pedestrian and landscaped spaces. The ground thus regains its full ecological and social function: a place for meeting, relaxing, and breathing.
